Selection criteria

A maximum of 15 candidate tenants can respond per available accommodation. The landlord decides on the maximum number of candidate tenants that can respond; this may be less than 15, but must be at least 5. Before the viewing is planned, the landlord can first apply the following selection criteria to reduce the amount of candidate tenants that will be invited for the viewing.

For every available accommodation, the landlord can decide on the selection criteria. Candidate tenants will already know these criteria in advance and, thus, will know whether they have a chance of getting the accommodation. Examples of selection criteria are:

  1. Landlord statement: each candidate tenant may be requested to provide a verifiable landlord statement, a statement from the previous landlord or rental agency that states that the candidate tenant has shown decent behavior and has always paid rent in a timely manner. If the candidate tenant cannot provide a statement, he or she will be asked to provide an explanation as to why this is not possible and/or provide other documents that demonstrate that the candidate tenant is suitable to rent the available accommodation;
  2. Proof of income: a candidate tenant may be asked for a copy of the employment contract, or a copy of a pay slip, or a recent certificate of registration from an educational institution in combination with a guarantee from parent(s) or guardian(s). There are also other documents that could show sufficient income (such as alimony, an internship allowance, a third-party guarantee, an inheritance, rental income, etc.);
  3. Level of income: there may be a minimum income requirement. The highest (joint) income might be preferred;
  4. A positive screening of ID and solvency: an accommodation can only be allocated to a candidate tenant of whom the identity can be verified and the financial capacity is sufficient. A thorough screening of documents is carried out. A check on the authenticity of the ID is part of this;
  5. Composition of household: the composition of tenants per household may be taken into account. Depending on the type of house, certain compositions might be preferred;
  6. Suitability in (the environment of) the available accommodation: in some cases, the location or characteristics of the accommodation may lead to some candidate tenants being more suitable than others;
  7. Reaction speed: a landlord may choose to apply the principle of “first come, first served”. This criterion can be added to the selection criteria and is indicated in the ad;

For each available accommodation, the landlord ultimately chooses one candidate tenant based on the stated criteria. If several candidate tenants are suitable, a random draw will take place by KKVV. This will be communicated to the landlord.
